Monthly Newsletter: 03/25
Welcome to the Third Issue of The Blueprint!
This newsletter is where I’ll share real updates—on my personal journey, how ZA Suites is evolving, and what’s happening in the market that could impact your investments. Expect insights on zoning changes, government regulations, financing trends, and behind-the-scenes looks at the projects I’m involved in with my clients.
Now, let’s get into it.
The Building Permits are Rolling In!
March flew by!
Our highly anticipated project, Longwood, has officially kicked off. We're transforming a pre-WWII bungalow into a stunning, Scandinavian-inspired, two-story home. After months of collaborating with Alex and Debri, balancing minimalist aesthetics with functional living spaces, we’ve landed on a design they're thrilled about.
Although we spend most of our time supporting investors on multi-unit conversions, projects like this are an exciting change.
Beyond Longwood, we've had a busy month:
We receive building permits for 3 projects: Ferndale, Balmoral, and Mohawk. All of which are investor projects.
We closed 2 building permits this month: Winona -- a flip project -- and Jane -- our client's personal residence.
We started a minor variance on another exciting second-story addition and will showcase that project soon.
Things are busy, exciting, and full steam ahead at ZA Suites!
Another Year, Another Bottle of Wine (Or Two)
I turned 31 this month, and honestly, the older I get, the more my birthday becomes a mixed bag of emotions. This year, though, I embraced adulthood in the best way possible: too much wine, even more cheese, and dinner at a cozy spot with incredible food. We went to Byblos, a highly recommended Mediterranean restaurant in Toronto. It truly reminded me of my Balkan adventures to Greece, Montenegro, Croatia, and more.
Unlike my Balkan adventures, this time I truly felt every bit of my age the next morning. Although spending time and making memories with friends and family is never something to regret, I think I could have gone without the 3 day hangover, that follows now.
Nonetheless, cheers to getting older—maybe with fewer glasses next year though!
