We’re Licensed! – Time to Level Up
Big news—ZA Suites is now officially licensed to prepare plumbing drawings!
I get it, for most people, this might not sound like a big deal. But for real estate investors adding rental units to their properties, this is huge.
Recently, cities have been demanding more to obtain building permits. More documentation, more licensing, and more details than ever before. And now, for any building with 3 or more units, plumbing drawings are a mandatory part of the permit process. That’s where we come in.
By keeping plumbing drawings in-house, we’ve eliminated a major bottleneck in our workflow. The result?

My Next Personal Project—And What You Need to Know
On March 1st, I close on my next deal: a 2,800 sq.ft. single-family home that I’m converting into a triplex, with plans to add a fourth unit down the line.

Love Is In The Air – Big Wins & Big Laughs
February wasn’t all business, though. I took some time off—partly to get our new design license and partly to spend time with loved ones.
For Valentine’s Day, my girlfriend and I went to Aera, a steakhouse & sushi spot in Toronto’s new outdoor mall, The Well. While the food was fantastic, and the views were even better, I’d highly recommend not going to an outdoor mall in the middle of a snow storm…
We also traveled to go skiing this month. And with the winter storms and Pearson Airport experiencing major delays, let’s just say traveling was not an easy process. However, still easier than teaching my girlfriend how to ski, so I count that as a win.
